I provide full-service residential property management services. I'll handle all the details, including professional photos, marketing your home, securing a tenant, conducting background checks, rent collection, and so much more!
Service Fees:
I collect 10% commission from each month’s rent. I also collect a one-time set-up fee of $250. This allows me to create your property in my management system and connect you to that system.
Services Include:
- Market Analysis - I will research the current rental value of your home, including list price, average days on market, current inventory, and more. This data will be used to determine the best rental price of your property.
- Marketing Your Home - It’s important to show your home in the best light. I’ll have professional photos taken, digitally stage your home, provide first-rate marketing materials, and an eye-catching listing.
- Leasing Your Home - I show your property and provide access to all the local real estate agents to show your home. Applications are accepted online through the property management system. You'll have full access to view what is happening with your property in the same portal. I’ll screen all applicants by conducting a background check, credit check, and tenant check. I’ll get your lease signed and collect all deposits and rent.
- Property Maintenance - I work with licensed local vendors who are all bonded and insured to maintain your property to the highest of standards. All maintenance requests will be submitted online through the tenant’s portal, where you'll also be able to access the information. I also drive by all properties on a quarterly basis to ensure they are being cared for properly.
- Rent Collection - I’ll collect the rent and other fees and disperse your funds to you electronically on a monthly basis. Never wonder where your money is.
- Financial Statements - Your online portal will give you direct access to financial reports for your property. At the end of the year, I’ll provide you with your required tax statement.
- Legal Action - In the event your tenant falls behind in their rent and legal action is required, I will coordinate with an attorney, provide eviction notices and further action as needed.
